When you are building a custom home in Utah, these are 5 tips to make sure you have a great experience.

TIP 1:  Start with Finances and don't max out.   You need to identify the cash or the financing that you want to invest in to your new home.  This will dictate the location, size, and features of your home so spend the time to lock this down first.  

Many people are choosing the new One-Time close loans to finance their custom homes as you can lock your rates up front.  Just make sure to also allow for a contingency budget of about 10%  or make sure that you have other cash available to cover any cost increases or changes that you want to make along the way. 

TIP 2: Identify what matters most.   Is it the location, the size, the style, schools?   Identify what you value most and get clear on what your priorities are so you are able to clearly communicate those to your builder. 

Tip 3:  Find an Experienced Utah Custom Home Builder that you like and trust.   We recommend finding the right custom home builder at the beginning of the process.  As you share what you value most and your budget they will be able to guide you through the process.  

I can't tell you how many times a client has come to me after finalizing their plans and their plans don't align with their budgets and they have to start over.  

An experienced custom home builder can also help you to value engineer your plans and identify what can be don't to make the home more affordable to build.  

The relationship with your builder is key to having a great experience.  First of all if they are good at what they do they will have processes and systems to build your home in an effective and efficient manor.   

Having a builder that your trust to have your best interest in mind and that you "like" working with will help you to have a great experience thought the custom home building process.  

TIP 4: Secure a Lot. Be sure to secure your lot before you begin creating your building plans because the lot will not only determine the size and layout of the home but will impact the budget in various ways.  

The shape, and slope of your lot will play a significant role in the over all budget.  Hauling off, or hauling in dirt can be very expensive and your builder and plan designer or architect will be able to help you design a home that can minimize these costs.  

TIP 5:  Get a Designer:  There are literally hundreds of selections that will need to be made.
The more time you spend on Pinterest and identifying the style and look of the home the better.  We also recommend using a designer to help guide you through the process.
